- A loan: amount, property value, term, repayment type
- You get
- Every published rate for that loan, ranked by cost
- Holds the line
- A fee that cannot be priced is named, not hidden
Every figure below comes from what the lender itself published, read from 93 banks under the Consumer Data Right on 19 September 2026 — 41 days ago. 1,360 products read; anything one of them leaves unclear is said on its own row.
$1,368.86 a month, and $493,268 over 30 years, between Easystreet's STREET SMART VARIABLE HOME LOAN SPECIAL - OWNER-OCCUPIED REFINANCE (Principal and Interest) at 5.79% and bcu's Bridging Loan at 9.76% — 397 basis points apart. Both are rates those lenders publish for a loan at 80.0% today.
Why the property’s value is asked for
215 products here publish a rate that depends on the loan to value ratio, and each is shown at the rate published for 80.0% rather than at its lowest. On this dataset the gap between a lender's cheapest tier and its dearest runs to 218 basis points, which on $500,000 is a few hundred dollars a month — so a table built on lowest published rates would be wrong by that much, and wrong in the order as well as in the figures. Open any row to see the tiers a loan at 80.0% does not reach.
294 products ranked by cost over 30 years
By cost over 30 years — interest plus fees; the lowest rate is not always the lowest cost. The comparison rate is the lender's own, on a $150,000 loan over 25 years (National Credit Code s 161 and reg 97), not on yours.

284 further products cost more than every row above. Show all 294.
Easystreet STREET SMART VARIABLE HOME LOAN SPECIAL - OWNER-OCCUPIED REFINANCE (Principal and Interest) costs the least over the window, but UNITY BANK Essential Worker Home Loan - Owner Occupier has repaid $1.85 more of the loan by the end of it. The ordering is by the cost of the credit and does not credit an option for that, so which of the two is the better outcome is a judgement rather than an arithmetic result.
Two or more options cost the same on these figures. Where ranks are shared the order between them is not a ranking.
174 of these products publish an offset account. Nothing on this page models one: it would depend on the balance you keep in it, this page does not ask, and a saving computed from a balance nobody stated would be a number about an imagined household. An offset would reduce the interest on the products marked as having one and on none of the others.

889 products not compared, and why
Every one of these is a product a lender publishes under residential mortgages and this could not put a figure on for the loan you asked about. They are listed rather than dropped, because a comparison that quietly loses the products that did not fit is a comparison nobody can check.

- AMP Bank GO — AMP Bank GO Save
"AMP Bank GO Save" cannot be costed from the data published for it for OWNER_OCCUPIED PRINCIPAL_AND_INTEREST: this product was returned in answer to a request for RESIDENTIAL_MORTGAGES and is published as TRANS_AND_SAVINGS_ACCOUNTS. The holder is not applying the product-category filter, so anything imported from it has to be filtered again here; this product publishes no lending rates at all and 4 deposit rates, under the category TRANS_AND_SAVINGS_ACCOUNTS. A product with deposit rates and no lending rates is a deposit product, so either the category or the rates are wrong. Nothing here decides which; it is not costed as a loan. It is kept out of the comparison rather than ranked on figures nobody has. - AMP Bank GO — AMP Bank GO 6 Month Term Deposit

A credit union, a mutual or a non-bank lender that is not on that list is not here, and neither is any lender whose data could not be read.
Anything negotiated, and it is not a small thing. A published rate is not the rate a lender gives. The ACCC measured an average discount of about 128 basis points off the advertised rate at the big four banks, on criteria no lender publishes — which on a $500,000 loan is larger than the gap between most of the rows below. It is an average across a market and not a promise to anybody, and it cuts both ways: a rate you are already paying may carry a discount that appears in no table, and a rate here may be beaten by asking. Nor is a package discount conditional on holding other accounts here, or an offer made to keep a customer who threatened to leave, or a rate that depends on a valuation this page has not seen.
Lenders’ mortgage insurance. Above 80% of the property's value most lenders charge it, it runs to thousands of dollars, it is not in the Consumer Data Right product data, and it is not in any figure on this page.
What a fixed rate reverts to. A lender publishes the fixed rate and not the rate the loan falls back to when the fixed period ends, so no total here runs past a fixed period.
Whether anybody would lend you this. These are published prices. Whether a lender would approve a particular person for a particular loan is a credit decision, and nothing here has a view on it.
Fees no reader could price. Where a lender publishes a fee this could not turn into an amount — a charge set as a rate, or one on a billing cycle it did not state — the fee is named on the row and left out of the total, and the total is marked as a floor. It is not counted as nought, because nought would make the lender who discloses least look cheapest. On this loan that applies to 284 products of the 471 costed.
