Where the figures come from
And how old they are, and what is missing from them.
The source. The Consumer Data Right's Product Reference Data: the product, rate and fee data Australian banks are required to publish, unauthenticated and in a machine-readable standard. Nothing on this page comes from a rate table anybody here typed.
The day. 19 September 2026, 7 days ago. It does not update itself: an importer calls the banks, writes a file, and that file is what this reads. A rate sheet is a perishable good and this one is as old as it says it is.
The standard. Consumer Data Standards (Australia), banking Product Reference Data, standards version 1.36.0 as at September 2026. Get Products is endpoint version 5, returning BankingProductV6; Get Product Detail is endpoint version 7, returning BankingProductDetailV7. Both have an obligation date of 13 July 2026.

The comparison rate, and what it is not
The comparison rate shown against each product is the lender's own published figure. National Credit Code s 161(1): “The relevant comparison rate for the purposes of section 160 is the comparison rate calculated for whichever of the designated amounts and terms most closely represents the typical amount of credit and term initially provided by the credit provider for the consumer credit product being advertised.” National Consumer Credit Protection Regulations 2010 (Cth), reg 97 prescribes the amounts and terms it is calculated on, of which the largest is $150,000 over 25 years.
Section 161 is in the comparison-rate provisions of the Code, which govern what a credit advertisement must show. Regulation 97 is therefore not a standard for a best interests cost comparison and is not used as one here. It is cited because it is the only comparison basis Australian law prescribes at all, and because it settles what the window is not: the figure in the regulations is $150,000 over 25 years, and five years is the pair prescribed for $30,000.
So it is a figure calculated on somebody else's loan, published because the law requires it in advertising. It is shown here because the lender published it. What it is not is the cost of the loan you asked about, which is the column beside it.

How the rate for your loan is chosen
A lender publishes many rates on one product: by purpose, by repayment type, and by bands of the loan to value ratio. The rate used here is the one published for the purpose, the repayment type and the ratio asked for. Where a lender publishes nothing for that ratio, the product is not ranked at a rate it did not publish — it is listed as not compared, with the lender's own bands quoted.
The measured reason this matters: on the products read here, the gap between a lender's cheapest tier and its dearest runs to 218 basis points, which on a $500,000 loan is more than $300 a month. Taking each product's lowest published rate would understate by that much and reorder the list while doing it.

A credit union, a mutual or a non-bank lender that is not on that list is not here, and neither is any lender whose data could not be read.
Anything negotiated, and it is not a small thing. A published rate is not the rate a lender gives. The ACCC measured an average discount of about 128 basis points off the advertised rate at the big four banks, on criteria no lender publishes — which on a $500,000 loan is larger than the gap between most of the rows below. It is an average across a market and not a promise to anybody, and it cuts both ways: a rate you are already paying may carry a discount that appears in no table, and a rate here may be beaten by asking. Nor is a package discount conditional on holding other accounts here, or an offer made to keep a customer who threatened to leave, or a rate that depends on a valuation this page has not seen.
Lenders’ mortgage insurance. Above 80% of the property's value most lenders charge it, it runs to thousands of dollars, it is not in the Consumer Data Right product data, and it is not in any figure on this page.
What a fixed rate reverts to. A lender publishes the fixed rate and not the rate the loan falls back to when the fixed period ends, so no total here runs past a fixed period.
Whether anybody would lend you this. These are published prices. Whether a lender would approve a particular person for a particular loan is a credit decision, and nothing here has a view on it.
Fees no reader could price. Where a lender publishes a fee this could not turn into an amount — a charge set as a rate, or one on a billing cycle it did not state — the fee is named on the row and left out of the total, and the total is marked as a floor. It is not counted as nought, because nought would make the lender who discloses least look cheapest.
